Once you have discovered the magic of owning in the Vail Valley, you may be considering how to best care for and utilize your property.  We are available to help you obtain peace of mind and provide services for your home.

We began our property management division for the sole purpose of our existing clients.  During the past 22 years, we have established meaningful and long-term relationships with them.  Many have developed into great friendships.  Our clients wanted to have a similar experience of trust, communication and reliability in management as they received during their real estate transaction with us.  With our clients needs in mind, we created our property management programs.  For over 15 years, we have refined and enhanced our services to what they are today.  Now, we would like to make our programs available to you!

We have three programs we would like to offer you:   House-care, Vacation Rentals and Long-Term Management Services.  Our mission is to treat your property with the same courtesy, as though it was our home.  We accomplish this through our long established relationships with service providers, dependable communications, responsiveness, and knowing that our clients come first.  Below is a brief description of the programs we offer. 

House-care Services:

Many of our homeowners live away from the Vail Valley.  What a nice feeling it is to know you have someone watching over your home when you are not in town!  With the changing weather, upkeep of property, and special requests, we are available to take care of the needs for your home.  Below are a few examples of what you can expect:

·        Accepting deliveries for owners

·        Coordination with alarm/monitoring companies

·        Arranging for services for your stay while in town

·        Housekeeping

Vacation Rentals:

Over the years we have listened to our clients concerns and expectations from a vacation rental property.  With their top priorities in mind, we developed a specialized program.  We are very proud to be able to present our services to you.  Itemized below are just some of the services to expect:

  • Communication with our owners.  Whether it is returning phone calls or updating you with our progress, we will be responsive!
  • Care of your property.  Since we are focused on long-term relationships with our clients, we will treat your property as though it is our own. 
  • Competitive rates.  You will be pleased when you receive your statements.  Primarily because there will not be any unexpected charges!
  • Diverse and effective marketing.  Our goal is to have your property exposed to as many guests as possible.
  • Customized programs.  Do you want to use your property half of the year or only a few weeks?  We work around your schedule.

Long-Term Management:

This form of management usually is geared towards leasing to tenants for six to twelve months. If you own a property and do not intend to use for a period of time, this may be beneficial to you. 

Due to our longevity in this business, we have developed relationships with trustworthy and accountable service providers.  In the property management business, this factor is very important! These service providers include but not limited to: maintenance people, cleaning services, plumbers, electricians, landscape maintenance, snow removal, carpet cleaner, window cleaners, and professional businesses

   Below is a brief overview of our services:

  • Utilize our MLS broadcast system to reach hundreds of contacts
  • Run credit and criminal checks on tenants
  • Follow-up on past references for tenants
  • Collect 1st month rent and security deposit
  • Provide tenants with punch list for property and keys
  • Explain how communication is very important for a successful tenancy
  • Explain to tenants that if an item needs to be repaired due to their negligence, they will be responsible for the cost of the repair.  Otherwise, other repairs are paid by owner.
  • Address how we are available by cell 7 days a week.  If something breaks, we ask to be notified immediately.
  • Monthly accounting – you just receive a check!

Over the years, we have gained much experience, which has led us to perfecting our systems.  As an owner, you benefit because you can feel more confident that your property is being well managed.  The tenant also obtains the benefit of knowing the property will be taken care for a better living environment.
